Before you register

What to bring for a document registration

With these four in hand the registration goes through. If even one is missing, it cannot be done that day.

  • The person receiving the property

    Photocopy of Aadhaar card

The buyer, or whoever the property is being written to.

  • The person giving the property

    Photocopy of Aadhaar card

The seller, or whoever is transferring the property.

  • ×2

    Witnesses — two people

    Photocopy of Aadhaar for both

Both must be present in person at the time of registration.

  • Originals, on the day itself

Original deed + original Aadhaar card

Photocopies alone are not enough. The originals must come with you on the day of registration.

How registration works

From your first call to the registered deed in your hand

Registering a deed is not complicated. There are five steps, and at each one we tell you exactly what you have to do. Nothing comes as a surprise.

Full details & fees
  1. 1

    Talk to us

Call us or walk into the office and tell us what you need. We will tell you then and there which kind of deed suits your case and roughly what it will cost.

YouJust describe the property. That is enough to start.

  2. 2

    We check your papers

We examine the patta, the earlier deed and the encumbrance certificate. If there is a loan or a dispute on the property, you will hear about it from us early, not late.

YouBring whatever old papers you have.

  3. 3

    We draft the deed

We draft and print the deed in the correct legal form, in Tamil or English. Read it through. If any line is unclear we will explain it. Nothing moves forward until you are satisfied.

YouRead it and check that names, survey number and measurements are right.

  4. 4

    Registration at the Sub-Registrar office

The stamp duty and registration fee are paid. At the appointed time both parties and the two witnesses must be present. Fingerprints, photograph and signatures are recorded. We come with you.

YouBe there in person, with your original Aadhaar card.

  5. 5

The registered deed comes to you

Once registered, the document is scanned and returned to you with its registration number. After that we also help you get the patta transferred.

    YouKeep the deed somewhere safe.

Do this before you register

Take the property photo using the GPS Map Camera app

A photo of the property with its location details is needed for the registration. If you use the free GPS Map Camera app from the Play Store, the latitude, longitude, address, date and time are printed onto the photo itself.

  1. 1

    Install the app

Search for “GPS Map Camera” on the Play Store and install it free. The button below takes you straight there.

  2. 2

    Allow location access

When you open it, the app asks for permission to use your location. Tap Allow, and make sure GPS is switched on.

  3. 3

Stand at the property and shoot

Stand in front of the land or house being registered and take the photo. Check that the address and map strip appear on the image.

  4. 4

    Send it to us

Send the photo to us on WhatsApp, or bring your phone to the office. We will print it here.

Not sure how to use it? Come to the office — we will set it up on your phone for you.

Why us

Thirty years taught us one thing — be clear

Deeds make people anxious. Words they do not follow, costs they cannot predict, and the worry of being sent back again and again. Removing that worry is the job.

  • Explained in plain language

We put the legal wording into everyday Tamil or English. You never have to sign a line you do not understand.

  • Costs told upfront

What goes to the government and what comes to us — both told separately, before any work starts.

  • Papers checked first

Patta, encumbrance certificate, earlier deed — all examined at the start, and any problem is flagged to you early.

  • With you at the registrar's office

We come with you on the day. Fingerprints, photograph, signatures — we stay until it is all done.

  • Tamil and English

The deed is drafted in whichever language you want, and drafted equally well in both.

  • Done when we say

If we say a date, the work is ready on that date. If anything delays it, you hear from us before the day.

Common situations

Most people arrive with one of these

A few situations come through the door again and again. Yours is probably one of them — and if it is, you can find out what happens next without leaving this page.

We need to divide our father's land between us

With the legal heir certificate, the patta, the original deed and a thirty-year EC, this becomes a partition deed. Everyone taking a share has to be present at registration. Two visits is usually all it takes.

Partition deed

I want to put the property in my child's name

If no money changes hands this is a settlement deed rather than a sale, and the stamp duty is far lower. Proof of the relationship, the patta and the original deed are enough.

Settlement deed

I am about to buy land — is there a loan on it?

Give us the survey number. We pull the encumbrance certificate and tell you whether the property carries a loan or any other claim. This is the step to take before money changes hands, not after.

Encumbrance certificate

I live away and cannot come for the registration

A power of attorney lets someone you trust complete it for you. If it is for one transaction only, a special power of attorney is the safer instrument — we will explain the difference before you choose.

Power of attorney

The original deed has been lost

We obtain a certified copy from the registry. For a bank loan or a sale, that copy does the work of the original.

Next step

It starts with one call

Tell us about your property. Which deed you need, which papers to bring, and roughly what it will cost — we will tell you all three over the phone.
