How registration works

From your first call to the registered deed in your hand

Registering a deed is not complicated. There are five steps, and at each one we tell you exactly what you have to do. Nothing comes as a surprise.

What to bring for a document registration

With these four in hand the registration goes through. If even one is missing, it cannot be done that day.

  • The person receiving the property

    Photocopy of Aadhaar card

    The buyer, or whoever the property is being written to.

  • The person giving the property

    Photocopy of Aadhaar card

    The seller, or whoever is transferring the property.

    Witnesses — two people

    Photocopy of Aadhaar for both

    Both must be present in person at the time of registration.

  • Originals, on the day itself

    Original deed + original Aadhaar card

    Photocopies alone are not enough. The originals must come with you on the day of registration.

Five steps

What actually happens

At every step, the part you personally have to do is marked separately.

    Talk to us

    Call us or walk into the office and tell us what you need. We will tell you then and there which kind of deed suits your case and roughly what it will cost.

  2. 2

    We check your papers

    We examine the patta, the earlier deed and the encumbrance certificate. If there is a loan or a dispute on the property, you will hear about it from us early, not late.

    YouBring whatever old papers you have.

  3. 3

    We draft the deed

    We draft and print the deed in the correct legal form, in Tamil or English. Read it through. If any line is unclear we will explain it. Nothing moves forward until you are satisfied.

    YouRead it and check that names, survey number and measurements are right.

  4. 4

    Registration at the Sub-Registrar office

    The stamp duty and registration fee are paid. At the appointed time both parties and the two witnesses must be present. Fingerprints, photograph and signatures are recorded. We come with you.

    YouBe there in person, with your original Aadhaar card.

  5. 5

    The registered deed comes to you

    Once registered, the document is scanned and returned to you with its registration number. After that we also help you get the patta transferred.

Do this before you register

Take the property photo using the GPS Map Camera app

A photo of the property with its location details is needed for the registration. If you use the free GPS Map Camera app from the Play Store, the latitude, longitude, address, date and time are printed onto the photo itself.

    Install the app

    Search for “GPS Map Camera” on the Play Store and install it free. The button below takes you straight there.

  2. 2

    Allow location access

    When you open it, the app asks for permission to use your location. Tap Allow, and make sure GPS is switched on.

  3. 3

    Stand at the property and shoot

    Stand in front of the land or house being registered and take the photo. Check that the address and map strip appear on the image.

  4. 4

    Send it to us

    Send the photo to us on WhatsApp, or bring your phone to the office. We will print it here.

What it costs

Stamp duty and registration fee

These charges are paid to the government. They are calculated on the market value of the property or the government's guideline value, whichever is higher.

Our writing charges are separate from these and are told to you upfront, before any work begins.
