What does a document writer do?

A document writer puts your property transaction into the correct legal form. That means choosing the right type of deed, gathering the details it needs, drafting it, and staying with you until it is registered at the Sub-Registrar's office.

How long does registration take?

If your papers are in order, drafting usually takes one to three days. The work at the registrar's office is finished the same day you go. If an encumbrance certificate or a patta has to be obtained first, allow a few more days.

Do I have to be there in person?

Yes. Fingerprints and a photograph are taken at registration, so both parties and the two witnesses must attend. If someone genuinely cannot travel, they can send another person through a Power of Attorney, and we can prepare that too.

Who can come as a witness?

Any adult over eighteen who holds an Aadhaar card can witness. You need two. They must not be parties to the transaction themselves — a friend, a neighbour or a relative is fine.

What should I bring the first time?

The earlier original deed, the patta and chitta, and your Aadhaar card. That is enough to begin. We will tell you what else is needed, and how to get anything that is missing.

Is the Aadhaar card compulsory?

Yes. A photocopy is needed for all four people — the one giving, the one receiving, and both witnesses. On the day of registration all four must carry their original Aadhaar card as well.

What if the original deed is lost?

Do not worry. The registry keeps a copy of every deed. You can apply for a certified copy, and we will file that application and collect it for you.

Why is the GPS Map Camera photo needed?

A photograph carrying the location details is needed to confirm where the property being registered actually is. The free GPS Map Camera app from the Play Store stamps the latitude, longitude, address and date onto the picture itself. If you are not sure how to use it, we will set it up on your phone at the office.

What will it cost altogether?

There are two separate costs. The stamp duty and registration fee go to the government and depend on the value of the property. Our writing charge depends on the type of deed. Both are told to you separately, before any work begins.

What is guideline value?

It is the minimum value the government has fixed for property in a given area. The duty is worked out on whichever is higher — the price you agreed, or this guideline value. Tell us your survey number and we will look it up.

Do I have to pay an advance?

Asking us questions and finding out which papers you need costs nothing. The government fee has to be paid before registration. Our own charge can be settled when we meet.

Do you handle property outside Gudiyatham?

Yes. Registration has to happen at the Sub-Registrar's office that covers the property's area. We can discuss travelling to that office with you.

Which language will my deed be in?

Tamil or English, whichever you prefer, and drafted with equal care in both. English is often more convenient if a bank loan is involved.
